All This Time: The Beast and the Bookstore Beauty (Fated Loves: Steamy Billionaire Romance Book 3) Kindle Edition
★★★★★"Their love felt the most soulful, and that’s a definite win for me." - Reviewer
From USA Today Best-selling Author, Zee Irwin, comes a swoon-worthy beauty and beast retelling, and a reader favorite!
She’s a book nerd and a cat whisperer. He’s scarred and intimidating. Could the beautiful, quirky bookstore owner tame the beast in the detective?
My service in the military resulted in life-long wounds, but a scarred face like this worked to my advantage when I became a detective and could intimidate the most hardened criminals.
It wasn’t so great with the ladies, who took one look at me and walked away, leaving me to wonder if I’d live alone the rest of my days.
That all changed when Lily Young and her bookstore with cute cats entered my life. The quirky and beautiful woman seemed undaunted by my looks, and soon all I wanted was for her to see how soft she made me feel inside.
As we grew closer, an old flame from her past made his return—and I didn’t trust him one bit. The guy was bad news, and a string of robberies near Lily’s shop added to my worries. When the bad guys got too close to Lily and her bookstore, I worked overtime to solve the case. It was my job and what I did best.
But once the case was solved, would Lily let me protect her for life?
This light romantic suspense story will surprise you with cute cats, a little humor, some angst, and steamy bits while delivering a happily ever after that satisfies.
Read All This Time, a steamy standalone story in the Fated Loves contemporary romance collection.

A Quirky and the Beast Romance (Fated Loves, Book 3)
By: Zee Irwin
Narrated by: Matt Haynes
I enjoyed this book immensely, it is a well written the story with interesting storylines that not only captivated my attention the entire time but it tugged on my heartstrings too. This third book of the “Fated Loves” series is Lily Young and Jace Delfino’s story and Zee Irwin had me rooting for them right from the start. Lily is a lover of books and cats and as the owner of the Cat’s Cradle Bookstore, she brought her two loves together. When the businesses in her neighborhood are burglarized, she gets concerned. Jace is the detective working on the burglary cases, and when he meets Lily, there is an instant attraction. Except Jace has insecurities about the scars from the injuries he received while serving and gets uptight when anyone looks at him the wrong way, heck, when they look at him in any way. Those scars really changed him and he could not date, though he met someone online, he just needs to get up the courage to meet them in person, but is afraid that once she sees his scars she will run. Once he realized Lily did not see only his scars or thought he was hideous, he softens up. He is determined to find out who is behind the burglaries in the area and an arson too. This beautifully plotted story has plenty of drama, angst, twists and turns, heartfelt emotions, and a romance that was fated to happen. Zee Irwin, thank you for another great story and emotional rollercoaster ride.
🎧📚🎧 And for the terrific narration, Matt Haynes is a talented narrator and a versatile voice artist. He does a fabulous job performing the roles of all the characters, gives each their own distinct voice, making it easy to follow along and tell who is who. He has a complete understanding of the characters he is portraying and is believable in every role he plays. Haynes is an entertaining storyteller and a pleasure to listen to. Thank you for another great listen.
The h runs a bookstore that she inherited from her uncle. The H is a detective on the police force. He carries scars on his neck from his time in the military. He is very self conscious of the scars and believes that he looks like a beast, especially to women. He is more comfortable conversing with women on line. He and the h are online chat buddies. They share a love for books. They later meet in real like through friends but are not aware of the chat buddy identities. The h makes a few moves to meet her online buddy but is always rebuffed by the H. He doesn’t want her to see his scars. However, he is interested in her.
They accidentally find out about each other’s identity early on in the story. They get their HEA after resolving a misunderstanding.
A fun read ala You’ve Got Mail theme.
Matt Haynes presents this story beautifully. He has voices for each character. A nice 5 star performance.
I was gifted an audio version of this book from the author through Story Origin.
War story. Esp. What happened to the people he saved? Or didn't. Loved Lily's sense of style.
Zee draws you in with a perfect set of characters. In the perfect setting. Don't miss this book!

I loved their slow love chemistry, but it seems that they were both denying the truth from the beginning. Frank's character was a perfect addition to the drama of the love story!!
Lily and Jace actually meet online first and don't realise that they've met in real life too - definitely gave me some 'You've Got Mail' vibes.
Lily runs a book shop which is also has it's own cat community and cafe. She's a romance reader and has her heart set of being swept away by a romantic guy.
Jace is a police officer who returned from combat with prominent scars, and feels like everyone is watching and judging him for them.
What I enjoyed about the book is that they didn't just meet and fall for each other, there was a lot of other stuff going on and they had to work their way through several issues (on both sides), and not always getting it right, which just helped me connect to the characters more.
Lily's friends are the FMC's from the first two books and a couple of other characters also make an appearance too.
I did not like Lily's brother, he felt like a bit of a pointless addition to the story, only included to add to Lily's back story - he came across as a bit of an overgrown teenager, and not particularly likeable for me.
You don't really get the billionaire connection in this book, Jace works as a police officer and lives in a small apartment, even considering moving out to a place with house mates. His inherited business interests are mentioned, but they don't play a part in the story until the end.
‘All This Time’ is the third book in the ‘Fated Love’ Series but can be read as a standalone. Here, we meet Lily (a bookstore owner) and Jace (a veteran who now works as a police detective) who initially meet and connect online based on their mutual love of books. After several failed attempts to meet IRL, Lily is suspicious of Jace but doesn’t realise they have mutual friends IRL. This is until fate brings them together when he needs her help to solve a string of burglaries in her neighbourhood.
This story was soo cute! Jace was the right amount of protectiveness I need in a romance. And I just loved their chemistry. This def melted my heart! My fav book of the series for sure!
As with the 2 previous books, this was narrated by Matt Haynes. As always, I enjoyed his narration. He really brought both characters, and the story to life. Amazing job!
